Site of Barlow’s Flower Farm to Become 10 Luxury Homes: "Sea Girt Estates"

A familiar property along Sea Girt Avenue is beginning its next chapter.
The longtime site of Barlow’s Flower Farm at 1014 Sea Girt Avenue is being transformed into Sea Girt Estates, an exclusive new collection of just 10 single-family luxury homes by Roger Mumford Homes, with pricing expected to begin around $3 million.
For anyone who has lived in or traveled through this part of the Jersey Shore, Barlow’s was certainly a recognizable local landmark. And, as is often the case when a longtime property gives way to new construction, the redevelopment will understandably bring mixed emotions.
Change along the Jersey Shore is rarely without debate.
But if development is going to occur here, Sea Girt Estates appears poised to be a project that fits naturally with the increasingly upscale residential character of the surrounding area.
What Is Sea Girt Estates?
Roger Mumford Homes is planning 10 new single-family residences on the former Barlow’s Flower Farm property.
While the property carries a Sea Girt mailing address and the new community is appropriately being marketed as Sea Girt Estates, there is an interesting geographic distinction: the approximately 1014 Sea Girt Avenue property is technically located within Wall Township, immediately outside Sea Girt Borough although this area of homes between Sea Girt Ave and Route 71 as a whole is referred to as "Sea Girt Estates".
According to Wall Township zoning records, the project was submitted by RMH at Sea Girt Estates LLC as a preliminary and final major subdivision with a use variance.
The proposal calls for the former Barlow’s property to be divided into 10 residential building lots of approximately 20,000 square feet each — roughly 0.46 acre per homesite.
The application went before the Wall Township Zoning Board of Adjustment during the summer of 2026, and the project subsequently appeared on the Board's July 22 agenda for adoption of its resolution.
That means this isn't a high-density townhouse or condominium project being squeezed onto the former commercial property. Instead, the plan creates a limited collection of just ten substantial residential properties.
Luxury New Construction Near Sea Girt Beach

The location is what should make Sea Girt Estates particularly appealing.
The community sits along Sea Girt Avenue near some of southern Monmouth County's most desirable residential neighborhoods, with convenient access to Sea Girt, Spring Lake, Manasquan and the surrounding Jersey Shore beaches.
Twenty-thousand-square-foot homesites are also significant for this area and should provide considerably more breathing room than the traditional 50-foot-wide lots found in many of the Shore's beach communities.
With pricing expected to start around $3 million, Sea Girt Estates will clearly be positioned at the luxury end of the local new-construction market.
What Will the Homes at Sea Girt Estates Look Like?
Roger Mumford Homes has not yet publicly released complete floor plans or a detailed list of specifications for Sea Girt Estates, so prospective buyers should be cautious about assuming exact bedroom counts, square footage or finishes until those details are formally announced.
What we do know is that Roger Mumford Homes is an established New Jersey builder with a portfolio of upscale residential communities throughout Monmouth County and beyond.
The builder is currently describing Sea Girt Estates as a collection of 10 single-family homes, and the project's positioning suggests residences designed to complement the luxury coastal market surrounding Sea Girt.
Expect more information regarding architecture, floor plans, home sizes, included features, available upgrades and buyer selections as the project progresses.
For buyers interested in Sea Girt Estates, this early stage can also be an important time to begin following the project. With only 10 homes planned, there simply won't be much inventory if demand is strong.
From Barlow’s Flower Farm to Sea Girt Estates

There is no getting around the fact that some people will be disappointed to see another familiar Jersey Shore property redeveloped.
Barlow's Flower Farm occupied this site for many years, and longtime residents understandably develop attachments to the businesses and properties that become part of the landscape of their communities.
But there is another side to the story.
Properties evolve, land changes hands, and communities continue to grow. The real question is often not whether change occurs, but what replaces what was there before.
In this case, ten large residential homesites seem like a relatively natural transition for a property surrounded by some of the Jersey Shore's most desirable residential communities.
Rather than a high-density development, the approved subdivision maintains relatively large lots and introduces just ten new luxury residences to the area.
For a location this close to Sea Girt, Spring Lake and Manasquan, that feels like a project that can ultimately complement its surroundings.
Sea Girt New Construction Continues to Command Attention
There is a reason builders continue investing in luxury new construction throughout the Sea Girt and southern Monmouth County market.
Sea Girt offers something increasingly difficult to replicate: a small-town coastal lifestyle within convenient reach of New York and North Jersey, beautiful beaches, established neighborhoods and limited opportunities for substantial new residential development.
That scarcity makes a brand-new community of only ten homes particularly noteworthy.
Sea Girt Estates isn't simply another new construction project — it represents a rare opportunity to purchase a newly built luxury home on a substantial homesite in one of the most desirable areas of the New Jersey Shore.
With the sign now up and activity underway, this will be a development worth watching closely.
Interested in Sea Girt Estates or Jersey Shore New Construction?
If you're considering a home at Sea Girt Estates, don't necessarily wait until all ten homes are completed and publicly marketed.
New construction buyers can often benefit from getting involved early — understanding available homesites, comparing floor plans, learning what is included versus considered an upgrade, and having their own real estate professional representing their interests throughout the process.
